School Enrollment – Updated Data

Critical Vote on GMHS/MEH Campus Redevelopment Project set for Tuesday April 12th

The school board and city council are currently scheduled to vote on whether to proceed to the next step in the GMHS/MEH redevelopment project. A vote on whether or not to proceed and issue a detailed RFP is set for Tuesday, April 12, 2016 . Notes from the GMHS/MEH Development Meeting

Some notes taken at the 3/30/2016 presentation by City Manager, Wyatt Shields and Superintendent Jones. Shields says the new high school and expanded middle school will cost $112,000,000. The first years of the debt are the most financially risky to the City because business revenue is ramping up:  the developer will build the school first, then the commercial portion.  While waiting for the commercial portion to be built, the city would not have commercial tax revenues from the project.  The debt payments could exceed 12% of Fall Church City revenue, a metric of risk used by the City, as the upper limit we should borrow.Read More →

Falls Church Developers will face tough competition to attract apartment renters.

According to an article in the August 4th issue of the Washington Business Journal (WBJ), the lease-up pace of Class A apartments in the Washington DC Metro area has decreased to 14 units per month. There were a record 81 projects in active lease-up at the end of June 2015, compared to 68 a year ago. The WBJ says the number of projects in lease-up will continue to grow in the second half 2015 and likely continue to put pressure on the per-project lease-up pace.
